For professionals

A solicitor and a client discussing bereavement and probate paperwork across a table

Two things happen on this page. You can see who stands behind the guide before passing it to a family, and you can ask about a custom version of the app carrying your own organisation's details for your existing and new clients.

A custom version for your client base

The public guide is free and always will be. Firms who hand it to clients regularly often want their own version: your name and contact route in place of ours, your process and documents added to the right steps, and a printable referral card your team can give out at the first meeting.

  • Your organisation named as the firm supporting the family
  • Your own steps, forms and document checklists added in sequence
  • A printable referral card and link for your team
  • Optional view-only access so you can see where a client has got to

Who we work with

Solicitors and probate practitioners

Give clients a clear sequence between appointments so fewer calls are spent explaining what a grant of probate is. We also carry out probate clearance, contents photography for estate valuation and pre-sale cleaning on instruction.

Funeral directors

Families often ask what happens after the funeral. The guide answers that calmly without selling anything. Property work is coordinated discreetly so families are never asked to be present.

Estate agents and property managers

Probate sales stall on clearance, cleaning, gas capping and certificates. The property phase sets expectations early so instructions progress instead of drifting.

Local authorities and housing

Void property clearance, public health and unattended death work for council housing teams and housing trusts across the West Midlands and Shropshire.

NHS, hospitals and care providers

Specialist decontamination and infection-control cleaning for hospital estates, care homes, supported living and community health settings, working to agreed infection-control protocols and waste routes.

Specialist biohazard and trauma cleaning

This is the part of the work most companies subcontract. We do not. Seventeen years of unattended deaths, hoarded properties, hospital and clinical environments and housing voids, working to documented infection-control practice, licensed waste routes and full PPE protocols.

Trauma and unattended death

Blood, decomposition and body fluid decontamination, including deep contamination of flooring, subfloor, plaster and cavities. We attend, remove boarding, assess, photograph if wanted and re-secure the property so no family member has to enter.

Hospital and clinical settings

Infection-control and terminal cleaning in clinical environments: side rooms, theatres and treatment areas, sharps and clinical waste handling, and decontamination after incidents involving bodily fluids.

Biohazard, sharps and drug paraphernalia

Needle sweeps, contaminated waste removal, sanitisation and odour treatment in housing voids, communal areas and abandoned properties.

Hoarding, pests and severe neglect

Sequenced correctly: pest treatment first, then waste removal, then decontamination and odour control. Fly, wasp and rodent infestation handled with the clearance rather than after it.

Attendance is discreet: unmarked arrival where requested, families never asked to be present, and photographs supplied with the quote, withheld until asked for, or not taken at all — your client's choice.

Referring a family

The guide is free, has no accounts, no adverts and no email capture. Nothing a family writes leaves their own device, and they are only ever asked for a donation if they found it useful. You can send them the web address and nothing else will be asked of them.
